What is your home worth?

 

Property Valuations in our area are not something that can be accurately produced by a computer. Popular valuation websites such as Zillow are admittedly inaccurate in Calaveras County due to the diverse types of properties that we feature. Computer generated “appraisals” can be somewhat accurate in a city housing tract where all of the homes are the same age, built by the same contractor, have the same features, and maybe a little variance in square footage. In our area, there are really no “apples to apples” comparisons that are needed for automated valuations. In Copperopolis, homes vary in age, size, features, lot size, views, HOA amenities, types of lake access, and many other features that are specific to our area.

Waterfront homes and land are even more diverse. Due to lack of sales in a very small market of waterfront homes, I have seen many bad appraisals due to the recent HVCC rules that are causing out of town appraisers to accept appraisals in our area. The waterfront market is unique, and an experienced agent and/or appraiser is needed to obtain a reliable valuation or appraisal on any waterfront property. Since most appraisals are done by out of town appraisers, they are not qualified, in my opinion, because they are unaware of the subtle, yet important variables that hugely affect lake front values. These variables include but are not limited to deep water or seasonal water, view or no view, type of dock (concrete, EZ-Dock, etc), amounts of stairs from street to water, configuration of dock (horseshoe, parallel, seawall or buoy), privacy, outdoor functionality, boat ready garage, adequate parking for guests, location of lake (open water, cove 5 mpg zone, distance from open water), and the list goes on and on. These factors are what give waterfront property its value and they are not generally considered on a standard appraisal. Only an expert in the area can account for the value and importance of these factors.

For almost 5 years, I provided an auto evaluation feature on my website. While it seemed like a cool feature to offer prospective buyers and sellers, I found that it often led to confusion because the work was being done by a complex, yet inaccurate computer algorithm. I have decided to remove this feature and to provide you with a valuation based on real comparable properties with no obligation and I promise not to bother you unless you ask.
